Materials We Install
Architectural Asphalt Shingle
The default choice on most Vancouver homes, and for good reason. Modern laminated shingles carry long manufacturer warranties, handle our wet season well, and cost meaningfully less than metal. Algae-resistant lines are worth the small upcharge here, where shaded north slopes stay damp for months.
Standing Seam Metal
Costs more up front and lasts far longer. Metal sheds fir needles and resists moss, which matters on wooded lots where an asphalt roof needs regular attention. It also handles the occasional heavy wet snow better than a worn shingle roof.
Low-Slope Membrane
Flat and low-pitch sections — common over additions, porches, and mid-century designs — need a membrane system rather than shingles. Shingles installed below their rated pitch will leak no matter how well they are nailed.
What the Job Looks Like
Most single-family replacements in the area run one to two working days. We protect landscaping and siding before tear-off begins, and we magnet-sweep the drive and yard for nails at the end of every day rather than only at the end of the job.
Decking damage is the most common surprise. We quote a per-sheet rate up front so that if we find rot under the old covering, you already know the cost and there is no renegotiation with your roof open.
Re-roofing generally requires a permit in Vancouver and in unincorporated Clark County. We pull it and schedule any required inspection as part of the job.
What It Costs
Price is driven by four things: the square footage of the roof surface, the pitch, the number of penetrations and valleys, and the covering you choose. A simple gable roof with two vents is a very different job from a cut-up roof with dormers, skylights, and multiple valleys, even at identical square footage.

Questions We Hear Often
Can you roof over my existing shingles?
Sometimes, if the existing layer is flat and the structure is sound. We rarely recommend it. An overlay hides the decking, adds weight, traps heat, and shortens the life of the new covering — and it means the next replacement is a tear-off of two layers instead of one.
What time of year is best?
Summer through early fall gives the most reliable dry window, and it is also the busiest season. Work happens year-round here — we simply watch the forecast and tarp anything left open. If your roof is actively leaking, do not wait for July.
Do I need to be home?
No. Most of our replacements happen while homeowners are at work. We do ask that vehicles be moved off the driveway and that you let us know about pets with yard access.
